Pilimu Apartamentos Palma

1. Purpose of the Contract

These Terms and Conditions regulate the contractual relationship between Pilimu Apartamentos Palma (Lessor) and the guest (Guest) for the reservation and use of temporary apartments in Palma de Mallorca.

2. Formation of the Rental Contract

The rental contract is considered valid once the guest receives a booking confirmation from the lessor.
By making a reservation, the guest accepts these Terms and Conditions.

3. Payments and Deposit

Both the mandatory security deposit of 300 €, refundable at the end of the stay if everything is in order at check-out, and the remaining balance of the reservation must be paid upon arrival.

Payment can be made in cash without extra charge or by card, in which case a 15% surcharge will be applied to the outstanding amount.

If payment is not made upon arrival, the lessor may cancel the reservation.
In this case, the 25% paid at the time of booking will not be refunded, and the keys will not be handed over.

4. Cancellation

Short-term reservations

According to Article 103, section l) of the Spanish General Law for the Defense of Consumers and Users, there is no right of withdrawal for short-term accommodation bookings (7 days or less).
After the first 24 hours, cancellation is no longer possible without losing the deposit.

Long-term reservations

After the first 24 hours, the following cancellation terms apply:

Full refund at least 30 days before arrival
Partial refund at least 15 days before arrival (50% of the 25% paid at the time of booking)

After these deadlines, no refund will be issued, the reservation will be cancelled, and the dates will be opened in the calendar again.

5. Security Deposit

A 300 € security deposit must be paid in cash upon arrival when receiving the keys.
It will be refunded after departure as long as no damage or excessive dirt is found.
The deposit serves as security for any potential damages during the stay.

6. Check-in / Check-out

Check-in: 14:00 – 21:00
For check-ins after 21:00, a 50 € late check-in fee applies, payable in cash upon key delivery.

Check-out: by 10:00

7. Use of the Apartments

Only the persons listed in the reservation may use the apartment.
Children and pets are not allowed, unless previously authorized by the owner.
Parties, events, or excessive noise after 22:00 or before 09:00 are not permitted.
Guests agree to handle the apartment and its furnishings with care.

8. Travel and Accident Insurance

Pilimu Apartamentos Palma strongly recommends that all guests take out travel or accident insurance that covers accidents, illness, theft, or cancellation.
This is for the guests’ protection.

9. Liability of the Lessor

We are not responsible for accidents, injuries, or damages occurring during the stay due to actions of the guest or third parties.
The lessor is only liable in cases of gross negligence or intentional misconduct.

10. Force Majeure

In cases of natural events, pandemics, government measures, or other extraordinary circumstances, the lessor assumes no responsibility.
Payments already made will be evaluated on a case-by-case basis.

11. Data Protection

Personal data is processed in accordance with GDPR / LOPDGDD.

12. Jurisdiction

Spanish law applies. The place of jurisdiction is Palma de Mallorca.
